1) New roof covering

It’s possible that your roofing wears out over time. In that case you can replace the covering. If you don’t intervene in time, the risk of leaking and damage to your roof structure increases, as a result of which you’ll have to deal with much higher costs. 2) Placing roof insulation

When you renovate your roof, you could just as well invest in an outer insulation layer. Insulating your roof from the outside is quite easy, if the inside of your roof is already finished. Moreover, you don’t lose any space inside and your roof is much better protected from temperature fluctuations.

3) Placing an inner roof

Even though an inner roof, or roof underlay, is an important part of your roof (it acts as a protection layer between the insulant and the roofing), a lot of old buildings don’t have one. The inner roof makes sure that the insulant and the underlying construction are not affected by water, dust or wind.

In order to offer good protection, your roof underlay should of course be wind and water resistant. Aside from that, it should be vapour permeable. That way it can still prevent the moisture from inside to evaporate to the outside. More on inner roofs can be found here.

4) Complete roofing repair

New roofs are not only placed during new building projects. It could be necessary to replace the whole roof during renovations, for example when the construction starts sagging or when it’s affected by moisture. Since the placement of a new roof is a drastic job, the costs could rise quite easily.

Repairing your roof is the perfect opportunity to provide more light in your home, especially when you use the spaces under the roof as living areas. By adding more natural light, you brighten up your home and raise your living comfort.

There are all kinds of constructions to add more light through your roof. With flat roofs a roof dome or skylight is a popular choice, as for pitched roofs people often go for a roof chapel or a classic garret window.

Things to consider while repairing a roof

  • Airtightness: don’t hesitate to ask your roofer to take into account the airtightness of the construction. Not only the thickness of the insulant, but the air circulation as well could have a big impact on your heat loss.

 

  • Gutters and the renewal of zinc: When your old roof is in dire need of a replacement, the gutter and zinc work will have passed their prime as well. It would be a shame not to renew them, now that the roofers are working anyway. That way you won’t have to worry about that roof for years and your home will look brand new. Not only that, think of the money you’ll save compared to having to call the roofer again in a few years!

 

  • Keep down the costs: if you want to save money during your renovations, you can always do a lot of it yourself. You could, for example, remove the old tiles yourself, or reuse them after you place a new roof underlay. It goes without saying that they need to be in good condition, and you could take the opportunity to clean them. It’s important to note that you have to arrange everything with your roofer so that you don’t have to live without a roof for longer than is needed.
